Spring is a busy time for REALTORS®, homeowners and potential buyers. Right now in Minnesota, the newest housing report from the Minnesota Association of REALTORS® shows inventory is down about 20%. That’s great news if you’re putting your home up for sale; there will will be less competition for buyers!
When you put your home on the market – there are a few things you need to do to make sure your house is seen and sold for top dollar!
But, before you figure out which home is right for you – you need to think about a few things. Minnesota Association of REALTORS® President June Wiener recently talked on KSTP TV about what sellers can do right now before putting their homes on the market this spring. Tips for Selling in Spring
First – boost your curb appeal! You want prospective buyers to drive up and stay – not drive away. That means taking the holiday decorations down – you shouldn’t still have wreaths and lights up. Make sure everything is in great shape. Repair or replace damaged screens, touch up paint on shutters and doors if they need it. And, once it starts to get a little warmer – get out and clean up your yard. Remove any dead plants and pick up leaves that may have fallen after that first snowfall.
Staging Your Home
Your REALTOR® is a great resource for advice in staging; you can also hire a professional stager. Beyond de-cluttering and de-personalizing your home you want to really make it look as up-to-date as possible. Buyers want to feel like they could move in today without doing much work. The Parade of Homes is a great place to get ideas on how to make your home look like a model home and really attract buyers.
Some things you can do is to update appliances – get rid of old, white appliances and replace them with stainless steel. If you have polished brass hardware or fixtures in your home – replace them! It screams ‘dated’ to buyers. While wallpaper is coming back into fashion – older, outdated wallpaper is still a no-no. Remove it and paint your walls with rich, neutral colors like tans and grays. If you still have what REALTORS® call “Builder Beige” on your walls – it’s time to upgrade.
Show Off With Great Photos
Photos and videos will help sell your home before a buyer even steps inside. Professional photography is well worth the investment, since nearly all buyers are looking at photos online before deciding which homes to see in person.
